Stop arguing over the security deposit.

Document your rental’s condition before, during, and after every tenancy.

Photos, timestamps, signatures, maintenance records, notices, the lease and the rent record — kept together in one shared record that you and your tenant both hold.

No card to start. Tenants are never charged, and never make an account.

One tenancy. One shared record.

Most documentation gets made at move-in and then goes cold for a year — which is exactly the year the disagreements come from. Walkthrough stays open the whole way through.

  1. 1

    Move-in

Establish the starting condition, agreed by both of you.

    • Guided photo walkthrough, room by room
    • Condition report as a PDF
    • Signed by tenant and landlord
  2. 2

    During the tenancy

The months that usually go undocumented.

    • Tenant reports problems with photos and a date
    • Repairs tracked from reported to resolved
    • Notices served, with a record of when they were opened
    • Lease and documents, shared and fingerprinted
    • Rent recorded and confirmed by both — never collected
  3. 3

    Move-out

The same prompts again, measured against the start.

    • Move-out walkthrough on the same room list
    • Before-and-after comparison, side by side
    • Itemized assessment with your cost estimates
    • Deposit-return deadline counted for you
    • A one-page record of the whole tenancy, for both of you

No app for tenants to download.

Send the link. They document, review, and sign — on the phone they already have, in a browser, with no account to create and no password to forget.

It saves as they go, so a tenant who stops halfway through and comes back tomorrow picks up where they left off. That is the difference between documentation you have and documentation you meant to get.

Both sides hold the record

Every report goes to both parties, identically, and stays downloadable by both of them — including after you stop paying. A record one side could withhold or edit later wouldn’t settle anything.

Timestamped by the server
Photo times come from our clock, not the phone’s. A device-reported time is stored too, and always labeled as such.
Photos are never overwritten
A retake adds a photo rather than replacing one. Nothing already on the record can be edited or deleted by either side.
Fingerprinted
Each photo and each notice carries a checksum, so both copies can be shown to be the same copy.

Your rent software handles the money. Walkthrough handles the evidence.

For landlords and small managers whose condition evidence currently lives in a camera roll, a text thread, and an inbox — and has to be reassembled from all three on the day someone disputes a deduction.

  • One record per tenancy

Not one folder per unit. Each tenant sees their own tenancy and nothing before or after it.

  • Organized by property

Properties, units, and every tenancy each unit has had, in the order they happened.

  • Findable a year later

A dated timeline per tenancy, rather than a search through photos for the week you think it happened.

  • Nothing to chase

Tenants take part from a link. No onboarding, no adoption problem, no support burden.

Track the applicable deposit-return deadline

Record when the tenancy ended and Walkthrough counts the deadline from the date rules of the selected state, showing the statute it read and when we last read it. Read against the statute for 10 states so far — Arizona, California, Florida, Kansas, Missouri, New York, North Carolina, Ohio, Texas and Washington. Anywhere else, it shows nothing rather than a date we haven’t checked.

Walkthrough tracks dates and points at statutes. It does not give legal advice, and nothing here is a legal opinion about your situation. Landlord–tenant rules vary by state and by city, change often, and turn on facts we don’t hold. Read the statute and confirm anything that matters with a lawyer.

Start with the next unit that turns over.

The free plan covers one active unit with everything switched on, so you can run a real move-in and move-out end to end before deciding anything.
